Resort-Inspired Condo in East Raya Gardens, Pasig City

From the year 2008 to 2013, I was based in Metro Manila. I really would not sugar coat the experience, but, if not for the great people I have met and worked with, I would not have stayed that long in that great big city. I started out as someone needing vindication and small cash to get by. I moved from apartment to apartment until I landed in East Raya Gardens, Pasig City. There are a few places in the metro that to me presented a pleasant retreat from the busy-ness and noise of city life and even fewer places that my pocket could afford during the financial state of my life back then. This place is one of those.

I worked til late everyday, but when I get home, just entering the gates of the condo, I felt everything was okay, I was finally home and I could finally rest. Some days my parents and my nephew  would visit me. We would spend some time in the clubhouse and swim in the pools. My nephew who was so little then really enjoyed the playground and the pools. Kids love it there, some weekends I get to watch them play.

But eventually, I had to leave as my life was going to a dramatic shift – my soul was looking for meaning and serious silence. I decided to move to the mountains of Benguet, cool and a little bit quiet (some days you could hear cutting of trees with their wrecking chain saw! Grrr!).

Now the house that sheltered me in the midst of all the activities of my life back then is now an OPEN HOUSE. It is open FOR LONG-TERM LEASE or FOR SALE to anyone who would give it a little heart like I did then.  

In September 2017, we furnished the place with new appliances and furniture. Here are a few pictures of how it looks now.

FAQ: Frequently Asked Questions on Leasing

  1. What is for lease?
    • The furnished house is a 2-bedroom condominium unit with a drying area at the roof top. The total area of the house is 57.00 square meters while the drying area is 7.00 square meters.
  2. Is there parking space available?
    • Parking space can be rented separately from the Project Management Office.
  3. Where is the house located?
    • East Raya Gadens is located at One Mercedes Avenue, Corner Luis St. Brgy. Mercedes, Pasig City, National Capital Region.

  4. How can I visit the place for viewing?
    • Since we are living 6 hours away from Metro Manila, please schedule a visit with us by calling/texting 09163052460 or 09296895672.
  5. How long can I rent the house?
    • The minimum lease term is 12 months.
  6. How many persons can stay in the house?
    • The house is comfortable for up to 6 persons, but there is no limit as to the number of occupants.
  7. How much is the rent?
    • Monthly rent is Php 20,000 only. 
    • Security Deposit is Php 20,000 only, refundable at the end of term, subject to deductions in case of damages to property incurred during tenant’s stay.
    • For a 12-month lease term, one month advance rent plus security deposit will be collected in cash, and 11 post-dated checks for the rest of the months.
    • Rates are valid up to January 31, 2019.
  8. Are there other dues I need to pay?
    • Association Dues is Php 2188.80 per month.
    • Power – depending on consumption
    • Water – depending on consumption
    • Share on Common Area Power – depending on consumption. (~Php 400.00 per month)
    • Share on Common Area Water – depending on consumption (~Php 40.00 per month)
  9. How do I move in?
    • Kindly provide us two (2) valid ID’s.
    • All tenants are required to fill out a Resident Information Sheet.
    • To move-in your own stuff, you will be required to fill out a Move-in Permit before the actual move-in date.
  10. How do I move out?
    1. A pre-move-out check will be conducted for property inspection.
    2. To move-out your own stuff, you will be required to fill out a Move-out Permit before the actual move-out date.

  2. What if I want the house but not the furnishing?
    • We can remove the furnishing for you. The Total Contract Price will also be reduced significantly.
  3. Where is the house located?

    • We deal with direct buyers only.
  6. How much is the selling price?
    • The selling price is Php 4.5M only for the fully furnished unit.
    • If the furnishing will be removed, the selling price is Php 4.3M only.

  7. What are the accepted modes of payment?
    • We accept cash payment. 2% discount applies on selling price.
    • We also accept deferred payment for 6-12 months. 
  8. What about the taxes and other fees?
    • We will pay for the Capital Gains Tax and Documentary Stamp Tax
    • Transfer tax, notarial fees and all other fees will be paid by the buyer.
